Project Overview

Central Broward Logistics Center is a commercial real estate project that has been designed to benefit Fort Lauderdale and the surrounding Broward County community.

Prologis has been building sustainable projects in South Florida for over 30 years, and our team of more than 50 is committed to building this project the right way. We will continue to have meaningful engagement with the community and local leaders to answer questions, collect feedback and deliver a project that supports local economic opportunities for the long term.

Project Highlights

A modern business park that brings jobs

The project includes four thoughtfully planned buildings totaling about 500,000 square feet, designed for businesses that support our local supply chain - helping to deliver the goods to our doorstep and the stores where we shop.

A greener, softer edge around the neighborhood with a waterfront feature

The project adds large landscaped areas and buffering with a water feature to reduce the project’s visibility.

A better, more modern look for NW 31st Avenue

The buildings use updated design features to avoid the “big box” feel and create a more attractive, contemporary appearance.

Truck routes designed to stay out of the way

Delivery trucks will not be on neighborhood streets. Instead, they will move through the site internally and load behind the buildings.

Who's Involved

Prologis

Prologis is a real estate company that has been part of the South Florida business community for over 30 years. We specialize in owning, operating and developing modern logistics facilities (like distribution centers) that are essential for global commerce and the movement of goods. Our projects support small and medium size businesses as well as global brands- from e-commerce and manufacturers to transportation and retail companies. Our team is recognized for its innovation, sustainability and community-focused solutions that reflect a commitment to responsible community development.

Geosynergy LLC

Geosynergy LLC and RPL Land LLC are both companies managed by Jordan M. Zahlene. The property, owned by RPL Land LLC, is a borrow pit commonly known as “Rock Pit Lake”. The current owner is currently filling in the borrow pit in accordance with a remedial action plan approved by the Florida Department of Environmental Protection and Broward County.

What’s Happening Now (as of January 2026)

Rock Pit Lake Reclamation Process

Reclamation taking place by Geosynergy LLC on the site is a carefully engineered process designed to safely restore the land so it can be used safely in the future. First, Rock Pit’s lakebed will be capped and covered with clean materials, then it will be filled with clean concrete. The effort is monitored by state and federal agencies, with ongoing testing to show that the groundwater remains clean and at natural levels as required by these agencies.

Reclamation Goal:

Prevent disturbance of contaminated lake-bottom sediments by capping the sediments with clean sand, followed by filling the lake with clean concrete to prevent future access to the sediments.

Lake Fill Process:

• Place a clean sand layer above the contaminated sediments to minimize dispersion or disturbance.

• Fill to the surface with clean concrete.

Environmental Monitoring:

• USEPA, FDEP and Broward County EPD require regular monitoring overseen by licensed environmental professionals.

• Surface water in the lake is not contaminated. 

• Groundwater monitoring and reporting to FDEP and Broward County EPD has been completed since October 2023. Groundwater monitoring has identified only aluminum and iron in the groundwater, which is expected given the baseline testing completed prior to commencing the remediation.

• South Florida’s natural limestone is rich in iron and aluminum containing minerals. As a result, these elements dissolve naturally into the groundwater and are prevalent throughout South Florida.  The groundwater concentrations at the Site are consistent with natural background concentrations.

What is a logistics center?

A logistics center is a purpose-built space where companies store inventory and coordinate deliveries to support regional and national shipping needs.

The lake is being filled by Geosynergy LLC to safely isolate and stabilize the remaining lake-bottom sediments. Environmental agencies require the lake to be capped with clean sand and filled with clean concrete to prevent future disturbance, protect groundwater quality, and ensure long-term safety for the surrounding community.

The Florida Department of Environmental Protection (FDEP) approved the remedial action plan and, together with the Broward County Environmental Permitting Division (BCEPD), has jurisdiction over the reclamation process.

The lake filling process by Geosynergy LLC began in 2024 and will continue through the end of 2027. Business park development by Prologis will start in 2027 and be completed in 2028.
